• Question: It’s my partner’s birthday / it’s our anniversary. Can you provide decorations?

Answer: Yes, absolutely. We’d be delighted to help make your stay extra special.

We provide complimentary birthday and anniversary decorations, including banners, balloons and, where possible, fresh flowers. If you have something else in mind, simply send us a message and we’ll always do our best to help.

• Question: Can I check in early?

Answer: Standard check-in is from 4:00 pm, with check-out at 11:00 am.

If the villa is ready earlier, we’re often happy to offer an earlier check-in or later check-out at no extra charge—just send us a message before your stay. Even if early access isn’t possible, you’re welcome to arrive earlier, explore the beautiful local countryside or enjoy lunch at one of the nearby pubs while we finish preparing the villa.

• Question: How do I check in?

Answer: Most guests enjoy arriving privately at a time that suits them.

We’ll send your personalised self check-in instructions and access codes on the morning of your arrival. There are no keys to collect, allowing you to arrive completely at your own convenience.

• Question: Can I send gifts to you before our stay?

Answer: Of course.

Many guests arrange surprise gifts for birthdays, anniversaries and proposals. You’re welcome to send parcels to us before your arrival and we’ll happily place them inside the villa ready for your stay. Simply message us beforehand for the delivery address and any special requests.

• Question: I’m planning to propose. Can I arrive beforehand to decorate?

Answer: If the villa is unoccupied the previous evening, you’re very welcome to arrive earlier to decorate yourself, or have trusted friends or family do so on your behalf.

Alternatively, you can send decorations or gifts to us in advance and we’ll happily prepare everything for your arrival. Just message us before booking so we can confirm availability.

• Question: Is the stay private?

Answer: Yes.

The villa is located on a peaceful working farm, with the farmhouse approximately 80–100 metres away and another luxury retreat nearby.

The property has been carefully screened with bamboo planting and privacy fencing, so once inside your own private garden and villa, it feels peaceful, secluded and wonderfully private.

• Question: Is there somewhere nearby to buy food?

Answer: Yes.

An M&S Foodhall is just a short walk from the entrance to the farm, while a Tesco Superstore is only around a seven-minute drive away.

Both Deliveroo and Uber Eats also deliver directly to the property.

Answer:

• Question: What is there to do nearby?

Answer:

There are beautiful woodland walks directly opposite the farm, several country pubs within walking distance, Hampton Court Palace, Chessington World of Adventures, Box Hill, Denbies Wine Estate, Epsom Downs Racecourse and numerous National Trust properties all within easy reach.

That said, most of our guests choose not to leave at all—preferring to spend their time relaxing in the hot tub, dining outdoors, enjoying the outdoor shower and simply switching off together.

• Question: Can we bring our dog?

Answer: Yes, well-behaved dogs are very welcome (£25 surcharge).

The farm itself is enclosed by gates, although dogs should remain on a lead while walking through the working farm. Directly opposite the property is a beautiful 500-acre woodland, perfect for long off-lead walks.
